Fixed price on larger properties

On a house, a multi-bathroom property or a job we can scope on the phone, we will quote a fixed price for the detection instead of charging by the hour. The figure is agreed before we attend and does not move.

Detection, repair and making good from one firm

Most London leak specialists find the leak and hand you a report. We carry out the pipework repair, and our own handymen and builders put the floor, screed, plaster, ceiling or tiling back.

Insurer-ready report included

A full leak detection report written to be accepted for a trace and access claim: method, findings, thermal images, moisture readings and pressure test results, dated.

The detection methods the rate covers

  • Acoustic detection. Ground microphones and correlators on pressurised pipework.
  • Thermal imaging. Surface temperature mapping to follow a run and spot a wet zone.
  • Moisture mapping. Meters and hygrometry to map the spread and rule out condensation.
  • Pressure testing. Confirms a loss is real and sizes it before anything is opened.
  • Gas tracer detection. Non-invasive. Hydrogen/nitrogen mix into a drained pipe, picked up at the surface. Finds leaks under screed and concrete, and on plastic pipe, that acoustic and thermal cannot.

What the rate does not cover

Three things sit outside the hourly rate. None of them is a surprise on the invoice, because you are told about each one before it is incurred.

  • Parking charges and congestion or ULEZ charges where they apply, passed on at cost.
  • Materials for the repair, quoted before we fit them.
  • Specialist works we do not carry out in-house, such as asbestos removal, which we will tell you about before starting.

Questions people ask about the price

What happens if the job takes longer than expected?
You pay for the hours worked, at the same rate. The rate is fixed before we attend and does not rise for a difficult property, an awkward access or an evening visit. The total depends on how long the job takes; the rate cannot change. If a job is running past what we said on the doorstep, the engineer tells you before the next hour starts, so the decision to carry on is yours.
What if you cannot find the leak?
If we do not find the leak, you do not pay for the time we spent looking. That is the whole guarantee: no invoice for a failed search, no call-out fee kept back, and no charge for the report we could not write.
Do you charge more in the evening, at a weekend, or for a difficult property?
No. The rate is the same at eight in the evening as it is at ten in the morning, and the same for a fourth-floor flat with no lift as for a house with the pipework on show. Time of day and access change how long the work takes, never what an hour costs.
Is the repair included, or is detection priced separately?
Detection and repair are the same job at the same rate, so there is no second call-out and no second firm. Materials for the repair are quoted before we fit them, and making good the floor, plaster, ceiling or tiling is quoted the same way once we can see what has been opened.
My insurer is paying. Who do you invoice?
You. You are our customer, the invoice is in your name, and you claim it back. The leak detection report is written for that purpose: method, findings, thermal images, moisture readings and pressure test results, dated, so a trace and access claim has the evidence it needs. Check the terms of your own policy before you instruct us.
Can you give me a fixed total before you come out?
Not honestly, and anyone quoting a total for a leak they have not seen is guessing at your expense. What we can fix in advance is the rate, and we do. The total is the rate multiplied by the hours the work actually takes.
